With a tight real estate market all over the Pacific Northwest, building your own home is an increasingly popular solution for both locals and those moving to the area. C& E offers multiple options for clients, from custom homes to spec houses with quality finishes that look and feel custom. As owners, we are involved in every step of the process, making sure each element is the best quality we can provide within our clients’ budgets. 

Custom Homes

Everything begins with the plan. We can start from scratch with clients or, as frequently happens, work off a base plan that can be modified. This can be provided by one of several companies whom we work with regularly or can be something the client discovered online. Then we adapt it to fit their needs with special features like a detached garage or an outdoor living space. 
 
In most cases, we drive the entire permitting process through occupancy and perform all work on the building, from roofing, sheeting, painting, caulking and finishing. Occasionally, however, clients will want to do some aspects themselves, in which case we’ll leave the flooring, painting or finishing for them on request. 

Spec Homes that Feel Custom 

We offer several affordable and popular floor plans that sell themselves once buyers walk through a demonstration home. These include quality finishing touches that create the ambiance of a more expensive home such as granite countertops, painted millwork and many upgrades beyond typical spec home features. Many are on city lots, which tend to have smaller acreage and are low maintenance as a result. These make great beginner home for first-time home buyers or families moving to the area.

Turning Raw Acreage into Homes: Our Process 

Budget

The first step is developing an accurate budget. Once that’s established, we’ll explore options for plans that fit within that budget, and when a client has identified one they like, we can connect them with local preferred lenders.

Finding Property

In some cases, clients may know what they want but haven’t found it yet. If so, we’ll take the specific features they’re looking for and connect with local realtors in the area to find exactly what they need. 

Property Design

The next step is deciding on a plan. Some may have a clear idea of where they want everything to go, including the septic system, driveway, utilities and the home itself. Others may feel lost and not know where to start. Given our extensive background in all aspects of building, we can easily visualize the most effective layout and clearly explain it to buyers. 

House Plans

These vary depending on the needs and wants of clients. Some have already chosen the plan they want; others may need to see different options to make a decision. In the latter case, we work with several local companies who draw up plans so buyers can explore different ideas. We can also customize existing plans as needed. 

Construction

We are in constant communication throughout the building process.  During the build, you can expect to see C&E’s owners on site, meeting with subs and making sure things go smoothly. 

Landscaping

Along with excavation and utilities, we also offer extensive landscaping services. These include everything from basic finishes for outdoor living spaces such as vinyl and laminate all the way to granite, quartz, tile and stone features.
